Further development of the American settlement at Perlacher Forest – feasibility study as a multiple commission with three participants

LOCATION

The location is special. It bears witness to another era yet feels at home in the present. It is a settlement and yet a place, because its origins have given it a precise historical and cultural identity. The factors behind its origins shape the image of the space, but also determine its atmosphere and identification with the myth of “America.” Some of the factors mentioned are local to Munich. The clearing of part of the Perlacher Forest, the friendly acceptance of the residents, the “Amis.” The scale of the city. Other factors are familiar because they are global in nature. The contemporary organic layout and its curved development. The format of the houses. The pragmatism of the post-war period. And finally, there are moments in the settlement that seem to come from somewhere else. Not foreign. Surprising.

Based on a flexible, open-use and slender skeleton construction, we are designing modular residential buildings with company apartments for the Munich public utility company. How does this strict geometry react to the non-rectangular structures from the master plan? What qualities can be developed for the living space within this efficient and sustainable spatial framework? A building construction that is as economical as possible and at the same time sustainable is the focus of the design concept.

The continuous construction grid with an axial dimension of 3.85 m allows, on the one hand, high-quality room units with a high degree of modularity and repetition for the apartment floor plans. In addition, the vertical loads can be efficiently transferred down to the basement level without any offsets.

We conceive of the skeletal structure as a living shelf that can respond to very flexible requirements and be expanded according to different wishes. Participatory models for self-expansion are also possible.

The basement was deliberately kept compact in order to conserve resources and minimize the sealing of surfaces. The areas not built under as a result allow for densely planted courtyard greenery.

Noise protection measures in Dachauer Strasse

The design emerges from a need to deal with the existing open linear development of the 1950s and 60s. Separate buildings fit in to the gaps between the terrace structures at right angles to Dachauer Strasse in such a way that the identity of the existing buildings can still be made out. Rhythmical recesses here create a new, unambiguous development situation. In the quieter, western part of the area, the street space with an open structure is retained and augmented by a building that reinforces the sophisticatedly formulated flowing exteriors. (more…)
