Residential Quarter at Böllberger Weg (3rd construction phase)

The character and the special atmosphere of the historic ensemble of the Böllberg Mill can still be experienced today, despite serious damage. The design seeks to generate new structures from this strength. Existing structures are integrated where possible. Through new references of the components, the bodies of the warehouse, the villa as well as the utility buildings become newly readable in the context of the mill yard through proportion, materiality and detail. The old commercial buildings thus become individual residential buildings that stabilize the ensemble and form the back for the mill and mill square. In the open space, too, the existing layers are sensitively worked on and strengthened. The mill yard, garden and open staircase are essential components of the ensemble.

In particular, the ruin of the old warehouse has remained massive and present to this day. The historic base is preserved. Above the base, the fitting piece of the new green-black glazed clinker volume sits precisely. A robust support structure transfers the industrial character to the interior spaces. The windows are made of wood, soft balcony shells made of surface-finished prefabricated elements complement the bulge of the store. Instead of the old supporting structure of steel and wood, a new reinforced concrete skeleton forms the load-bearing and structuring backbone of the building. The organizing force of this structure remains perceptible throughout the floors, right down to the individual apartments. On the residential floors, drywall is freely set into the planes. Ceilings and columns are glazed. The generous central circulation space creates communication areas for the residents.
The stately villa, richly decorated in the style of the Berlin Hellenic Renaissance, and the other utility buildings at the Mühlenhof will also be converted into efficient residential buildings in accordance with their respective character. Situated at a historical location between the villa and the residential buildings, a generous flight of steps with an attached central bicycle storage room connects the courtyard level with the garden level. A pergola overhangs the building elements, tracing the historic cubature of the former flour shop and integrating the still existing façade. This opens up the historic spatial edges of the mill yard without obstructing the villa. The mill yard forms the central and all aspects connecting area. The existing granite paving is preserved and supplemented in parts, so that the open courtyard area is restored.
