On the southwestern edge of Landsberg, we wanted to create a settlement that draws its strength from the autonomy of the long forms and at the same time weaves itself into the surroundings and takes up existing things. The widely curved rows take up existing building lines and contain three spaces, the middle of which continues the “neighborhood green space” located in the south as a common communal area and accommodates the communal functions of the individual building plots. The outer two spaces serve as private spaces of retreat, crisscrossed with rather private service roads that connect the individual building fields with the green center, the Allmende.
The Allmende functions as a “mixed zone” in the best sense of the word and is connected to the surrounding area via a large number of pedestrian and bicycle paths. It also forms the address for all buildings located in the interior and is connected along the two north/south-oriented bars also passable for temporary delivery traffic and the fire department. At the northern end at the bus stop, a small commercial area offers space for a bakery, a café or a community meeting place – as a meeting and gathering place for the approximately 700 residents of the settlement and beyond.
The spatial formation principle of the widely curved building volumes defines two further large spatial contexts that accommodate the private spaces of retreat and are clearly different in character from the common. Narrow service roads between the back-to-back arranged private gardens connect the individual units to the common area.
The building structure itself is essentially formed by a 3-story east/west oriented building type that can accommodate row houses as well as multi-story apartments. The northern and southern blocks form the end of the development as 4-story buildings and enclose the common commons.
The construction areas are arranged in such a way that the parking spaces are located in the center between the buildings below the private gardens in underground garages. They are accessed from the outside from the existing streets, so that the settlement can be kept free of cars.
