Krifteler Strasse / North Site (Area 198, Part 7/1):
From Krifteler Strasse, the site stretches into the depths of the area, forming proportions between the size of an ordinary house and a whole block. In the same way, the structure of the surrounding development changes considerably from large-scale building at the Krifteler Strasse end to smaller structures on the Schwalbacher Strasse side.
From these influences, the house develops as a building into the depths of the area. The building is staggered from Krifteler Strasse around the two differently aligned inner courtyards and goes from 7 storeys (6 + attic) down to 4 storeys in the south-east, and reacts differently to environment, building law and use.
The inner courtyards form the private open area that is usable as access as well as for all residents. These inner courtyards are set off from the surroundings by their uniformly raised plinth. The surrounding green spaces towards the neighbours are planned on the north side with a more public access character. On the east and south sides, the open spaces are intended to have a more peaceful atmosphere as a so-called “green frame”.
The façades and the cubature of the stepped building connect both the staggered stories and the different façade sides via additional recesses and clefts as well as loggias with each other. In the same context, the balconies overlooking the inner courtyards are included in this form language and reinforce together with the generously sized passages on the ground floor the conciseness and the coherence of the building.
The materiality and design of the façades emanate from a massive, monolithic building that, from the ground floor to the roof, has a large area of windows, corresponding to the character of contemporary residential usage.
The apartments are designed according to their compass directions and the high building density, resulting in 2-side orientation, elongation or corner positions.
Kleyerstr. 82, Krifteler Strasse, corner of Kleyerstrasse / South site (Area 198, Part 7/2):
The elongated 7-storey building forms a broad head-end structure to Kleyerstrasse, tracing the acute-angle nature of the street geometry with its own crease lines as well as projections and recesses. The likewise monolithic shape includes the staggering and arrangement of the three upper storeys and links the staggered floors to an autonomous roof theme, which creates a correlation with the façade via the materiality and transition of the bands of the French balconies into the projections and recesses.
On the lower storeys, loggias are arranged as private open spaces overlooking the road on the west side and also towards the private east side. On the upper floors, there are augmented by French balconies and roof terraces that result from the building cubature.
The retail shops on the ground floor are reached from the street corner or Krifteler Strasse, depending on the shop size. In order to maintain the continuity of the shops area, the stairs to the apartments above are routed via the private area on the east side.
The northern and the most southern stairwell in the head end of the building have direct access from Kleyerstrasse. The central stairwell is accessed from the private rear side of the building, which in turn is accessed both from the passages and from the path north of the building.
As with the building on the north side, the materiality and design of the façades emanate from a massive, monolithic building that has large-format showcase windows as well as possible accesses to the retail shops on the ground floor. On the upper floors, the façade has a large window area, corresponding to the character of contemporary residential usage. The intention here is to create a balance between the open and closed façade areas. This balance is also intended for the area between the horizontal storeys and the vertical arrangement of the façades.
