DIBAG Industriebau AG intends to construct a building with 87 residential units as the first component of a cross-area redensification project in the Langwasser Nordwest district.
The site is located to the south-east of the busy Karl-Schönleben-Straße. The southern part is occupied by a 9-storey, row-like residential building from the 1960s, while the northern area is used as a parking lot.
The starting point for the urban design is a 7-storey L-shaped development that complements the existing building spatially and shields it from noise. A high-quality inner courtyard is created between the existing building and the new building, which integrates the necessary play and green areas and creates added value for the neighbourhood.

The design as a mezzanine floor enables the more economical realization of a 2-storey underground car park under the courtyard, which partially replaces the existing car parking spaces and provides space for the parking spaces of the new building. On the first floor, residential use is planned in addition to storage facilities for bicycles and a common room.
The modular structure of the building is based on the modular buildings found in the neighborhood in the post-war years. The high repetition factor and the efficiency of the floor plans from this period are incorporated into the new development and pursued further. At the same time, the monotony and anonymity that are traditionally closely associated with modular basic structures are counteracted by targeted offsets in the modules.
The access cores are arranged along the street façades and create projections and recesses that structure the views and take up the direction of Karl-Schönleben-Straße. Larger offsets on the courtyard side create a dynamic image that contrasts with the smooth, wall-like façade design of the existing buildings opposite and helps to enliven the inner courtyard.
In the existing green spaces, care will be taken to preserve as many existing trees as possible, which play an important role in the spatial and climatic quality. To this end, the majority of social functions will be integrated into the inner courtyard. In contrast to the predominantly unused open spaces in Langwasser, the courtyard forms a high-quality focus in the district and thus makes a decisive contribution to resolving the social proximity of the redensification in the most compatible way possible.
