We take the heterogeneous development forms, the large streets and the extensive park landscape of the area as an opportunity to design a large hybrid structure that radiates great presence and a high degree of identity beyond the square. The 45m high structure on the new district square forms the urban anchor with a spectacular view into the distance. The buildings of the ensemble stand close to the streets on the common plinth, but with a classic block perimeter development in favor of a variety of views from the apartments and offices out into the environment. Projections and recesses in the facades of the buildings on all sides structure the large volumes.
Only attractive corner apartments are being built. All parts of the building are optimally accessible via the new district square with underground access: The retail uses full-range, drugstore and bakery with their spacious entrance areas are directly attached to the square. Along the streets, starting from the square, the buildings each form an arcade in the base. These lead north directly to the entrance of the day-care center and east to the entrance of the office building. A residential building is connected to the arcade halfway. Starting from the facade rhythm of the arcades, the basic grid visibly covers all parts of the building and thus forms the solid framework and the cohesion of all parts of the building. It appears as a vertical pilaster strip and horizontal band and is made of curtain and rear-ventilated molded parts made of lightweight concrete, making it robust and sustainable. The infill panels are interpreted differently depending on their use and their requirements, thus ensuring diversity in the overall appearance
On the courtyard side, the decision to leave the excavated material as far as possible on site gives the opportunity to work topographically and to connect the open spaces of the building base on the 1st floor directly to the courtyard landscape. A noise-protected meadow landscape with a clear orientation to the Hachinger Bach opens up via an undulating promenade. With their vertical greenery, the three noise barriers become a particularly identity-forming element.
