Within the urban design developed in 2014 by our office, Meili, Peter Architekten Munich, the design aims to combine today’s requirements for large-scale structures, efficient building depths and the variously restrictive requirements of subsidized housing with a building structure that is also varied in terms of urban space with quality outdoor spaces.
The design checks this basic structure with the specific requirements of GEWOFAG for efficiency and seriality as well as simplicity and attention to detail. The starting point of our design work is therefore a systematically developed, efficient 5-unit module. The essential steps and design decisions are presented as a modular design concept.
The starting point of our design is an extremely efficient and high-performance module, which is conceived as a 5-space module and can represent different apartment sizes by means of alternately connectable rooms. The access core of the five-span module is surrounded by the wet rooms, the common areas are oriented to the outside and can be adapted in their location and size to the conditions of the building site. From this module, the entire project evolves from the urban design to the facade to the dwelling. The modules are designed in such a way that they can be organized in any orientation, both to the inside or outside and to any cardinal direction. Simplicity and repetition are basic elements of the design.
In addition, for each structure, all apartments are strictly stacked. At the same time, a great variety can be made possible through the module types to reflect the desired mix of apartments.
The resulting GF-excess to the B-Plan allows for additional special uses on the ground floor in addition to the apartments, which can be linked to the mobility concept or benefit the residents’ community.
The building is kept in the same color tone as the basic urban structure in order to emphasize the dormant size of the building. The entrances are set off by color and enhanced by their materiality, and the sunshade also adds colorful accents. Together with the obligatory flaps in the design guidelines and the roof overhang, this is an affordable decoration.
