The district town of Ebersberg is characterized by sequences of plazas and narrower streets and roads lined by gabled and eaves burgher houses. The Hölzerbräu area directly adjoins the old town area, which is under ensemble protection, to the west and lies at the interface with the surrounding village structure. The site’s shifting topography results in numerous visual relationships to the city and the landscape.
Our urban design for the Hölzerbräuareal tries to strengthen the existing qualities, to integrate into the cityscape and to interconnect, as well as to provide a sustainable added value for Ebersberg with its utilization concept.
Following the historical image of the city, the height difference on the site is broken down into terraced plateaus and combined in a base. The different levels are overcome with ramps, stairs, and an elevator to provide barrier-free access. Public alleys run through the ensemble and link up with the existing buildings. Courtyard situations offer the opportunity to linger and exchange ideas. Precisely placed flowering individual trees structure and atmospherically enrich the assigned and communally used plaza spaces.
The new ensemble stands on this terraced base. Together with the existing buildings, the structures form a distinctive spatial edge along the street, which opens only in the west at a joint and allows a view into the area. The houses are taken from the familiar cityscape in their grain and their free arrangement to each other and create alleys and courtyards, which are also based on the grown structures. This also applies to the roof forms of gable and hip roof constructions. Moving eaves and ridge lines follow the natural course of the terrain and create exciting spaces in the roof area with views over the city.
Ebersberg is characterized in the old town area by a mix of residential, service and retail uses, which we also propose for the new area. In the southern area, the first floor zones are occupied by commerce; inside the area, there are exclusively apartments of various sizes. In the north, an intergenerational concept is proposed, which can be complemented by care facilities on the first floor. The underground parking garage is located in the base of the area with a pedestrian connection to the old town.
