Ideas workshop for the neighborhood development of the former spinning mill in Senden – Living between forest and water
The site of the former Senden spinning mill is located south of Ulm in the landscape of the Illertal. Here and there, quarry ponds and old canal arms also bear witness to the river’s importance as an industrial site. Today, largely renaturalized, this natural area offers great potential as a local recreation area. In Senden, it was the textile industry that made use of the water power here – with the spinning mills in Freudenegg and Ay and the weaving mill on the Illerkanal, the first large building structures settled here. We see our design rather in relation to the scale of the landscape and as a heritage of the large industrial building structures, not as a continuation of the outwardly proliferating settlement structures of Sendens/Ay.

The long building structure is compact and spares the area along the Ayer works canal and leaves a large distance to the neighboring buildings in the east. This contiguous unsealed area provides space for the extension of the forest and nature area from the north and serves for rainwater retention. Due to its setting, the building has two spectacular natural references: the almost direct reference to the water with an unobstructable view
to the Oberkirchberg castle hill to the west and a forest-like green space to the east. The main building on the waterfront is complemented by a second structure on the main street. This closes off the natural space to the street and makes reference to the eastern settlement structure. It offers optimal conditions for the accommodation of apartments for the elderly in connection with a day care center.
The basis for the building structure is the efficiently organized, single-story underground parking garage, most of which is buried only half a story into the ground. This saves costly shoring measures, and at the same time the parking level is protected from pressurized water despite its proximity to the canal.
Basically, two types of apartments are generated in the building structure:
The patio apartment, despite its one-sided orientation, offers a variety of views and a very special quality of open space. The living space is organized around a centrally located atrium space. The offsetting loggias and recesses in the building thus also bring a lot of light into the depth of the structure and the apartment.
The corner apartment stages the relationship of the living space to the outside and to nature, oriented in two cardinal directions.
