At the transition from Allach to Karlsfeld, the triangular site straddles the S-Bahn line to the east, Eversbuschstrasse to the west and Otto-Warburg-Strasse and the A99 to the south. The heterogeneous surroundings with single-family housing estates on one side and the large scale of the railroad embankment on the other give reason to provide the quarter with independent typological characteristics: Three large, space-enclosing building structures are pushed together to form an open courtyard-like figure. The wide parking space inside penetrates between the buildings to the outside and makes the interior of the settlement accessible to the public. The neighborhood interconnects with its surroundings through new open spaces.

The three buildings are staggered in terraces from 3 to 6 stories in height. They combine sound insulation and wide views and tie in with the single-family house developments on Eversbuschstrasse. The buildings are composed of individual house modules, which in their small-scale sculptural dimensions respond to the scale of the surrounding architecture. In the heterogeneous environment, the street-side building apron is enclosed with a seating wall that marks the transition to the private communal open space and picks up on an existing design motif from the neighborhood. Inside the neighborhood, a gentle topography ensures that the private communal open spaces are legible.
The new, central public green space is designed as a softly curved, openly landscaped parking area that connects to the S-Bahn station to the north and Eversbuschstraße, optimally interconnects with the existing structures, and contributes to the neighborhood and the neighborhood as a whole. The centerpiece and meeting place of the new neighborhood is a centrally located swimming lake. Embedded in the overall design of the public green space, the differently shaped shore areas create quality of stay on seating steps, enable children to play by the water and make a high contribution to biodiversity in the neighborhood. Two urban designed forecourts in the north and in the south of the new quarter mark important interfaces to the surrounding area. A forecourt with seating for a small bakery or a neighborhood café is being created towards the S-Bahn station in the north. The southern prelude to the neighborhood is formed by the forecourt of the daycare center, including a drop-off zone.
